These include Sections 1, 2, 3 and 4 (The Village of Woodwind Lakes)OverviewThe objective of the architectural design review is to keep the community attractive for the enjoyment of residents and the protection of properties and property values. The Declaration empowers the Architectural Control Committee to establish rules, standards and procedures for the orderly development of the subdivision and requires owners to obtain written permission from the CCA for buildings, additions or other external improvements to their property. This is to ensure that improvements are in line with the provisions of the ACC Declaration and Guidelines. The CCA and the Board of Directors have established these guidelines in accordance with their authority under the provisions of the Declaration and certain applicant grants. These guidelines have been established to ensure consistent and equitable application of the Declaration and are intended to provide all woodwind Lakes landowners with information on: the type, colour, quality of materials that may be used in the construction of various types of improvements, the size and location of these improvements, as well as procedural information; that the Council applies when considering the request for proposed improvements. The Council reserves the authority to review and approve applications for buildings, additions or exterior improvements not specifically described in these guidelines and to consider other guidelines as part of the review process, whether published or not. These guidelines may be amended by the Council in its sole discretion. 2. Submission of the application procedure.
Any request for approval of external amendments, additions or improvements must be submitted in writing to the CCA by completing the application form currently in use or the form that may be accepted later by the Council. Plans and specifications for any external modification, addition or improvement must be attached to the application. Any request, additional information or complaint must be sent or served on the office of the Executive Representative of the Association, and not on the members of the CCA or the Board of Directors. The application shall be supplemented by the following information: drawing(s) of the proposed structure showing the external views at the top, front, side and back; Total dimensions (length, width, height) of the structure; and the layout and dimensions of structures (e.g., beams, rafters, trusses, etc.).
